How the vibe score works

The swatch is the rating

Instead of stars or a 1–5, the vibe is one of five tiers on a red→green scale. The more vibe, the better the HOA, so Chill tops the scale and Hostile sits at the bottom of it. From the top down:

• Chill — They mostly leave you alone.
• Mellow — There are rules, but enforcement is gentle.
• Uptight — A real rulebook, and they enforce it.
• Overbearing — Heavy rules, or an HOA that leans on you.
• Hostile — Punitive, selective, litigious. Out to get you.

The stricter and nastier the HOA, the lower the vibe

We track two measures, and a higher number on either drags the vibe down:

• Strictness: how many rules there are and how hard they're enforced. The more rules and the harder they're enforced, the less your home feels like it's really yours.
• Toxicity: selective enforcement, hostility, retaliation, litigiousness. It's the worse of the two, and it's what drags a community into the red.

From many reviews to one tier

No single review sets the tier, and no one picks it directly. Residents rate how strict the HOA is and how toxic it is, and we blend those two numbers into the tier, weighting toxicity the heaviest, since a nasty HOA drags the vibe down harder than a merely strict one. Every HOA lands on the same five-tier ramp, so a 40-home street and a 4,000-home master plan can sit side by side and mean the same thing.

Red flags and split verdicts

We raise a red flag automatically when a community passes any of these: an average fine of $150 or more, an HOA that takes a month-plus to answer, or high toxicity. When those numbers run high, living there tends to be a fight. And when reviews split sharply between chill and hostile, we'll tell you instead of hiding behind the average.
